Rinnai Tankless Heater Maintenance

Proper maintenance is critical to keeping Rinnai tankless water heaters running efficiently, especially in commercial applications where uptime and performance matter most. This guide provides clear, step-by-step instructions for inspecting, cleaning, and flushing key components. Following these Rinnai tankless heater maintenance procedures will help prevent downtime, extend equipment lifespan and ensure safe, reliable operation.

Safety Warning

Before performing any service or maintenance, follow these essential safety steps to prevent injury, equipment damage or unsafe operating conditions:

  • Disconnect Electrical Power
    • Unplug the unit from the power outlet or switch off power at the circuit breaker.
    • The temperature controller doesn’t shut off electrical power to the unit.
  • Shut Off the Gas Supply
    • Turn off the gas using the manual shut-off valve.
    • This valve is typically located directly below the tankless water heater.
  • Turn Off the Water Supply
    • Close the water supply using the isolation valve beneath the unit.
    • If needed, shut off the main water supply to the entire building.

How Do I Maintain a Rinnai Tankless Heater?

Burner Cleaning and Inspection

If the burner flame isn’t covering the burner surface and doesn’t have a clear, blue, stable flame, try these cleaning steps:

  • Step 1. Disconnect power – Turn off and disconnect electrical power. Allow the unit to cool down before continuing.
  • Step 2. Remove front panel – Take off the front cover by removing the four screws.
  • Step 3. Clean burner and fan – Use a vacuum to remove dust and debris from the main burner and fan blades. Don’t use water, wet cloths, spray cleaners or chemicals like benzene or thinners, as they may cause damage or fire hazards.
  • Step 4. Clean exterior cabinet – Wipe down the unit with a soft, dry cloth.

Condensate Collection and Drain System

  • Step 1. Inspect condensate system – Check the condensate collection and drain lines for proper operation.
  • Step 2. Verify drainage flow – Ensure condensate is draining freely through the system.
  • Step 3. Check drain termination – Confirm the end of the drain line is open and not blocked, allowing proper airflow and drainage.

Vent System Inspection and Cleaning

  • Step 1. Inspect vent system – Examine all vent pipes and connections for signs of wear, damage or disconnections.
  • Step 2. Check for blockages – Look for obstructions such as debris, dirt or snow in the vent system and termination screens.
  • Step 3. Clean vent screens – Remove any buildup from vent screens to maintain proper airflow.

Motor and Fan Maintenance

Clean the fan and motor assembly by removing dust and dirt buildup. Schedule this cleaning at least once per year to maintain efficiency and airflow.

Temperature Controller Cleaning

Use a soft, damp cloth to gently clean the temperature controller. Don’t use solvents or chemical cleaners, as they can damage the display and controls.

Snow and Ice Maintenance (Cold Weather Maintenance)

  • Step 1. Clear vent termination – Keep the area around the flue terminal free from snow and ice buildup.
  • Step 2. Check for airflow restrictions – Ensure combustion air intake and exhaust vents aren’t blocked or partially obstructed.
  • Step 3. Inspect condensate drain line – Verify the condensate line isn’t frozen, blocked or clogged.
  • Step 4. Confirm proper drainage – Make sure condensate is flowing freely to prevent system shutdown or damage.

Water Filter Cleaning

  • Step 1. Shut off water supply – Close both hot and cold water shutoff valves.
  • Step 2. Prepare for water drainage – Place a bucket beneath the filter to catch any excess water.
  • Step 3. Remove water filter – Unscrew the inlet water filter.
  • Step 4. Clean the filter – Rinse thoroughly to remove debris or buildup.
  • Step 5. Reinstall filter – Reinsert the cleaned filter back into place.
  • Step 6. Restore water supply – Open the isolation valves and check for proper flow and leaks.

Pressure Relief Valve

It’s essential to open the pressure relief valve manually once a year. Make sure you take precautions to avoid the potentially scalding hot water under pressure. 

Air Filter

  • Step 1. Power off the unit – Press the On/Off button on the controller until the display turns blank, confirming the unit is off.
  • Step 2. Remove the front panel – Unscrew the four screws securing the front cover and carefully remove the front panel.  
  • Step 3. Remove air filter – Locate the air filter in the upper right-hand corner of the unit. Pull the tab labeled “FILTER Pull to Clean” to remove the air filter.
  • Step 4. Clean the air filter – Use mild dish soap and a soft-bristle brush to gently clean the filter surface and surrounding area. Rinse thoroughly with clean water.
  • Step 5. Dry the air filter – Use a lint-free towel to completely dry the filter before reinstalling.
  • Step 6. Inspect and reinstall the filter – Check the filter for remaining debris or buildup that could restrict airflow. Repeat cleaning as needed until the filter is fully clean, then reinstall it back into place.
  • Step 7. Restore power – Turn the water heater back on using the controller and check for proper operation.
