York Chiller Maintenance Checklist for Technicians

York commercial HVAC Chillers provides industrial-level cooling for large spaces. These units require regular maintenance and inspections to ensure that they're operating as they should. As an HVAC technician, these preventative maintenance tasks need to be conducted daily weekly, semi-annually and annually. Below is a comprehensive maintenance checklist for the York YK Chiller units.

Daily Maintenance Tasks

  • Check the OptiView/graphic control center displays.
  • Check the bearing oil pressure on the SYSTEM screen if the compressor is functioning. And check the oil level in the reservoir; the oil level should be between the upper and lower sight glasses. If needed, drain or add oil.
  • Check the water pressure and temperature that’s entering and leaving is correct on the SYSTEM screen.
  • Check the chilled liquid pressure and temperature that’s entering and leaving is correct on the SYSTEM screen.
  • Check the condenser saturation temperature on the SYSTEM screen.
    • Temperature will be based on the condenser pressure that’s sensed by the condenser transducer.
  • Check the compressor discharge temperature on the SYSTEM screen, which should be at 219° F / 104° C during normal operation discharge.
  • Check the current of the compressor motor on the SYSTEM screen.
  • Inspect the unit for any signs of wear or excessive dirt on the condenser tubes. Make sure that the temperature difference between the liquid leaving the condenser and the saturated condensing temperature do not exceed the difference recorded for a new unit by more than 36° F / 2.2° C.

Weekly Maintenance Tasks

  • Check refrigerant charge per OEM’s instructions.

3-Month Maintenance Tasks

  • Conduct a chemical analysis of oil.
  • Perform a leak test and repair any leaks present.

6-Month Maintenance Tasks

You can also perform these tasks more frequently as required. 

  • Inspect and change the compressor oil filter element.
  • Change dehydrator on the oil return system.
  • Check the oil return system’s eductor nozzle for debris or foreign particles.
  • Check the safety cutouts and controls.

Annual Maintenance Tasks

You can also perform these tasks more frequently as required. 

  • Drain and replace the oil in the compressor oil slump per oil changing procedure instructions.
  • Inspect and clean the water strainers in the evaporator and condenser.
  • Inspect and clean tubes in evaporator and condenser.
  • Inspect end sheets of evaporator and condenser.
  • Clean air passages and windings of compressor motor.
  • Test the winding insulation of compressor motor.
  • Lubricate ball bearings in compressor motor.
  • Inspect electrical components and service as necessary.
  • Conduct a chemical analysis of system.
